Common Questions

Does AI invent defects?

No. The AI drafts from what the surveyor captured. If a defect was not noted on site, it does not appear in the report. The output is only as detailed as the input.

What if I use voice recording on site?

Voice recordings are transcribed to text and treated as section notes. The more detail captured via voice, the more thorough the AI draft. Many surveyors find voice recording on site faster than typing — the AI handles the rest.

Is the report RICS compliant?

Yes. The RICS AI Standard 2026 requires firms to document AI tools and ensure human review of outputs. Every Surveyor AI report requires surveyor finalisation, includes an AI disclosure statement, and is fully auditable. Surveyor AI is an approved RICS Tech Partner.

What survey types are supported?

RICS Level 2 Home Survey, RICS Level 3 Building Survey, Condition Survey and Stock Condition Survey. Enterprise plans also support Custom Template surveys.
