Most AI tools are a black box. You put something in, something comes out, and you are not entirely sure what happened in between. Here is exactly what happens when a surveyor hits Generate Report — from on-site capture to a complete RICS draft in under 3 minutes.

The inputs
The quality of an AI-generated survey report depends entirely on what the surveyor captures on site. There are four layers — and the more detail across all four, the stronger the output.
Uploaded directly from phone or tablet during the inspection. Automatically compressed, resized and stored securely. A typical Level 3 survey includes 80–150 photos.
Standard RICS phrases selected per element — "Felt underlay torn or absent in places", "Carbon monoxide detectors absent". Structured, consistent condition data across every section.
The surveyor's own observations, often captured via voice recording while walking the property. Professional shorthand in natural language — exactly what a surveyor would dictate on site.
Defects flagged by urgency — I1 (urgent), I2 (serious), H1/H2 (improvement). These feed directly into the report's legal and recommendations sections.
The pipeline
Four stages. Most complete automatically. The surveyor only touches stage three.
Every photo is processed in parallel batches. Each image is labelled: what element or area it shows, what condition it suggests, and which report section it belongs to. For a 125-photo survey, batches run simultaneously — taking seconds, not minutes.
With photo labels, element findings, section notes and H&I items combined, the AI drafts the full survey report. Each section is written in professional RICS-standard language — condition ratings, descriptions, repair recommendations, legal considerations and an executive summary. The AI draws only from what the surveyor captured.
Every section is reviewed by the surveyor, who can edit in-place, add commentary, reassign photos and query individual sections using an AI agent. Nothing is issued to the client until the surveyor finalises and approves. Professional judgement remains central throughout.
Polished cover page, table of contents, embedded photos, condition ratings, surveyor signature and firm branding — all generated instantly. Both PDF and Word exports meet RICS Home Survey Standard requirements.
From the field
A recent Level 3 Building Survey captured on-site via voice recording produced the following raw data: 22 sections of detailed notes, 25 element findings selected, 13 Health & Safety items flagged across I1, I2, H1 and H2, and 125 photos uploaded directly from a mobile device.

Notable findings captured via voice: asbestos undercloak and asbestos soffit to porch, load-bearing wall removed with no structural detail confirmed, foul drainage suspected to discharge privately with CCTV recommended, and multiple fire and gas safety items. The AI incorporated all of this into a complete Level 3 draft.

FAQ
No. The AI drafts from what the surveyor captured. If a defect was not noted on site, it does not appear in the report. The output is only as detailed as the input.
Voice recordings are transcribed to text and treated as section notes. The more detail captured via voice, the more thorough the AI draft. Many surveyors find voice recording on site faster than typing — the AI handles the rest.
Yes. The RICS AI Standard 2026 requires firms to document AI tools and ensure human review of outputs. Every Surveyor AI report requires surveyor finalisation, includes an AI disclosure statement, and is fully auditable. Surveyor AI is an approved RICS Tech Partner.
